Loft Spaces Add Value to Your Home

Frequently a loft space is just an awkward, unusable space that ends up being a clutter trap.  However, if you really take a look at your loft, you will find that you can incorporate it into the design of your home as a functional space and use to actually enhance your floor plan.  Sometimes, dividing the loft into separate spaces makes it more usable.

Choose a Function

First, you want to decide what to do with the space, so think about how you would really like to use the space.  It could be another bedroom, or it could be a multi purpose area that doubles as a craft room and an office space.  Consider where the space is located in your home, and what room are you missing now.  If the loft would not work for that purpose, could the loft replace the function of a room you have now, which will free up another room for you to use in a new way?  Consider where your loft is located in your house, and that may give you a great idea as to how you want to use the space.

Decide on a Budget

Before you begin your transformation, you will want to set a budget for the project.  Look at what your loft space has to offer and try to make the most of it.  For example, if your loft has huge windows, use the room for something where the spectacular view would be an asset like an office space or a reading area.  Even an art studio would be a great choice.  You would probably not want to use this space as a walk-in closet for example, because you are not using the best feature of the space to your advantage.  Then consider structural challenges that you may have in the space.  Plan your design around the strengths and weaknesses of the space, and stay within your allocated budget.

Have a Great Plan

Before you start doing anything, plan the space on paper; that way if there is a problem, it will be easier to make adjustments.  You can easily change your design at this point, but if you are half way through your remodel and hit a stumbling block, it costs time and money to regroup and redesign.  You can make your design as simple as moving in some new furniture or as complex as rewiring the whole space for a modern media room.

Think Big

As you consider making over your loft space, think about what would appeal to a buyer if you were selling your home. The expense to upgrade the loft will be well worth it if the remodel actually adds some resale value to your home.  Even if you are not planning to sell your home, it may be easier to do your remodel if it improves your home.  Step back and take a critical eye to your home.  What room or function is missing from its current floor plan?  Could you add that function in the loft?  Or could you move an existing room into the loft and add the new function to the newly freed space?  These are all questions that may help you come up with the perfect design solution for your loft, and if you can think of a plan that actually adds resale value to your home, so much the better.
